February 2002 - Basement remodeled, drywall, plush carpet, bathroom added. Faulty pipe in bathroom, one week later pipe breaks, basement floods, 1st insurance claim. $7,000
May 2006 - Power Outage, more than 4 days, sump-pump goes out, battery back-up goes on ... but power outage lasts longer than battery. Basement floods, 2nd insurance claim. $6,000
January 2007 - Sump-pump breaks, I'm not home, basement floods. Have whole new pump put in. 3rd insurance claim, $5,000
March 2008 - This past Saturday. Basement flooded. Different plumber comes and shows me where pump and back-up had been installed wrong. Pressure blew pump. Insurance adjuster came out last night, settled 4th claim $4,000 *** lower property claims because I learned and have everything stored in huge-ass Rubbermaid containers *** The cost is cleanup and new carpet and pad. They will be canceling my coverage because you can only have 3 claims in 3 years.
THIS MORNING - APRIL 1st My frickin' basement is flooded! I called the same plumber out. The sump-pump has a designated circuit and he didn't plug it into that outlet. He used another that has other things running on it and shorted that circuit!
I closed the door and came to work ... I'll worry about it when I get home.

Weren't we just talking about that rug on Easter? Man that totally blows. Did you find a new insurance carrier? Try AARP are you a member? If not it's only 13 a year to join. They saved us a ton on car and home insurance. Good Luck
That sucks WAY worse than hemmorhoids.
Oh no! I don't have a basement but boy do I feel your pain - everything having to do with water has gone wrong at my place, numerous times. We spent so frickin' much on insurance deductibles for burst pipes (10 in as many years) that we finally had to rip the entire piping system out and put a whole new one in (a real joy in a building constructed out of concrete and cinder block). Then the ceilings leaked. Then the other ceilings leaked. Then the toilets stopped working, then... It just never ends. I'm convinced that the builder must have slept with Poseidon's wife or something to have earned this much bad water karma.
Anyway, I feel your pain. I hope the fix isn't too painful - technically or financially.
I am so sorry. Did they cancel your entire policy or just the water damage portion? What about fire, is that still covered? You have to have homeowners insurance in order to have a home loan right?
OMG, that sucks! I'm so sorry... maybe that plumber (and his company) can share the cost?
Oh NO!!! I hope the plumber helps cover the cost.. did they know there was a dedicated place for it to be plugged in?

I can't beleive your luck. What is the saying? If you didn't have bad luck you'd have no luck at all.
I can't even imagine having to clean up after each disaster.

We had to make a claim on our last house because of roof damage, right after me made the claim our coverage was canceled - we only made one claim ... ever!!!

It's all I can do to read this. I totally empathize. One corner of our basement has been flooding for years. The previous owners glued down tile, then glued the carpet on top. We like freezing weather here because it means our basement won't flood. It's been flooding lots this winter. Cold, cold, then warm and warmer. Not enough for a sump pump, but enough to soak the entire carpet so that we have to used a carpet cleaner to suck it up. (One night back in January I was up until 4:30 a.m. sucking up water. I was livid.)
Don't know what to tell you except maybe we should go have a drink!
By the way, my neighbor's have lived in their house 55 years. A couple months ago someone spray painted graffiti on their garage. They filed a claim with the insurance - Triple A - to have the garage door repainted and the insurance company threatened to raise their rates if they did. First claim they ever filed in 55 years!. The *()&)(*ers.
